Working under the supervision of the Director of Operations and Finance, the Property Manager will be responsible for managing all aspects of Canopy, including tenant relations, buildings, grounds, common areas, furnishings, and equipment. The Property Manager needs to be technically competent, with excellent problem solving, analytical, IT, and managerial skills. The Property Manager will maintain clear, timely, and transparent communications with Canopy tenants, Big Medium staff, and Central Austin Management Group, as well as represent Canopy, Big Medium, and Central Austin Management Group ethically and professionally at all times. Experience working with an arts organization/nonprofit preferred.
-Interact with tenants, potential tenants, and the general public in regards to Canopy and Big Medium (in person, by phone, and by email)
-Create and coordinate execution of subleases, community agreements, and sublease terminations
-Prepare Invoices, assist with billing, take HVAC readings
-Distribute and track all building keys, including electronic fobs
-Update and maintain Canopy files, databases, website, directories, building signage, and internet service
-Monitor and manage routine and non-routine maintenance schedules and emergency calls for maintenance and repair
-Coordinate regular maintenance of the building functions including plumbing fixtures, electrical systems, HVAC system, pest control management, etc.
-Ensure regular maintenance of facility functions including information systems (general understanding of internet and phone), supply inventory and ordering, storage, trash removal , etc.
-Be point of contact for Canopy’s neighbors for building, facilities, and event related issues
-Respond to unexpected building problems and emergencies at any time of day or night
-Assist with site management during events
-Other activities or responsibilities as assigned
-Bachelor's Degree is preferable but may be substituted by work experience
-Three or more years of property management and supervisory experience preferred
-Demonstrated in-depth knowledge of the various components and responsibilities of physically operating office buildings and grounds in multiple locations
-Working knowledge of software programs including spreadsheets, MS Office, Quickbooks, Docusign
-Ability to work independently and exercise sound judgment
-Possess well-developed interpersonal skills and professional attitude
-Possess good analytical skills
-Must possess outstanding attention to detail, follow-through required
-Good physical agility and the ability to lift, and move objects of at least 35 lbs
-Must be able to work flexible schedule as required (and be emergency on call contact)
Starts at $1,500 a month, paid hourly.
The position will start at 24 hours a week. Schedule must be regular, but there is some flexibility regarding times of day and days worked.
